THE JAM FACTORY, SE1, WINS TOP PROPERTY AWARD – The Evening Standard ‘Lifestyle Award 2004’

May 11th. London: The former Hartley’s Jam Factory in London SE1, redeveloped by London based Angel Property, has today been awarded the prestigious London Lifestyle Award 2004 in association with The Evening Standard.

Planning permission was originally gained for an £80million scheme of 175,000 sq foot of residential space, 95,000 sq foot of live / work, 20,000 sq foot of affordable housing and 159 secure underground parking spaces in 1999.

This has led to the former Hartley’s Jam Factory mixed use development of over 250 high specification, architect designed, residential, live/work and office units situated in a unique, landscaped environment.

The traditional architecture of the Jam Factory building has been enhanced with contemporary architectural detailing and technology. As well as providing beautiful, naturally lit open spaces, the apartments have built in networks allowing residents to ‘control’ their apartment – lighting, security, temperature, audio visual etc from wherever they are be it at home or at work.

The scheme’s lead architects, Ian Simpson, retained many of the original features – cleaned / repointed original brickwork, replaced original sash windows with new matched double glazed windows, and combined them with state of the art materials including: dramatic 2 storey solar controlled glazed rectilinear rooftop extensions to each existing block with 2 levels of roof terraces, access to roof terraces by electrically controlled glazed gull wing skylights, cantilevered steel balconies, deep purple rubber floors in communal areas combined with white walls and fluorescent strip lights to give a theatrical effect.

Internal fit outs were offered through 8 different designers as well as the option to purchase as a ‘shell’ whereby purchasers could carry out their own vision for residential, live / work and commercial apartments.

Located South of Borough – SoBo, the area is fast becoming a media and design mecca with the Tate Modern, New Globe Theatre and renowned Borough Market in the locality.

The Evening Standard Lifestyle Award is awarded to the best design led development that makes the most innovative use of space, energy conservation, materials and technology. The judging panel looked at quality of design and finish, utilization of space, use of materials, environmental factors and energy efficiency, value for money and location.
